Buying a Hoboken condo? Make sure you ask this important question!

Imagine spending the first night in your new Hoboken luxury condo.  You know, the one you’ve just spent upwards of $600,000 or more for.

Tired from your move and the celebratory toast from the bottle of champagne that your REALTOR gave you at closing, you look forward to the first nights rest in your new home.

As you slip into a peaceful sleep, suddenly you’re awakened at 1am.

Thunk!…Bang!…..Crunch!…..Grind!….Bang!…Boom!   OMG…what the #*%@ is that!

Those my friends are the wonderful sounds of the garbage collection at your luxury condo building.

These are the sounds I experience 6 nights a week at my luxury condo.  I happen to be on the 8th floor and it’s rather loud.

Now I’ve been a city boy all of my life and I’m not particularly sensitive to these noises. However I knew this BEFORE moving into my home.

Someone just went into contract (not my deal) at a unit on the 2nd floor.  I’m sure it’s really loud on that level.  I wonder if they were told about this.

So remember to ask.

“Where is the garbage collected, how often and at what time?”

An experienced agent should know or find this out for you.  This way you’ll be better able to choose the right home for yourself!

Find Your Dream Condo In Hoboken

It can be overwhelming when you look at all the condos for sale in Hoboken and it may leave you wondering how you will know which one is the right one for you. To help you find your dream home it is first ideal to come up with a wish list to help you with your search.

1. How Much Work Do You Want To Do? Determine if you want to purchase a home that is a fixer-upper or one that is move-in ready. Homes that need a little work done on them tend to be priced a great deal less than those homes that are move-in ready. Take the time to consider what homeownership means to you.

2. Location! Location! Location! When it all comes down to where you live in Hoboken, it needs to be the right location for you and your life style. The closer in proximity you are to public transit the more likely the home is to be more expensive. The great thing about Hoboken is it is one of the most walkable cities in America!

3. Local School District. The quality of education among both public and private schools vary widely across the country and also plays a big part when it comes to choosing where to live. Take the time to research the school district before choosing a place to live.

4. What Style Of Condo Is Right For You? Is a balcony or roof deck something that you are looking for in your new home or would you consider living without either? These are things to think about before you start you search for your dream home.

5. Bells And Whistles. Does that beautiful granite countertop stand out at you or does marble catch your eye? Make a list of what upgrades you would like to see in your future home.

6. What’s Your Style? The interior style of any home can be changed but it could come with a costly price tag. Decide what things are important to you inside your home and this will help with the home search.

7. Be Realistic About Outdoor Space. A home with a yard in Hoboken is a rare find. It may be more realistic to consider a nice balcony or roof deck. If a yard is something that you really want, you may consider purchasing a Brownstone or a Row House.

8. How Old? What age of home are you looking for? Old homes are unique but often times require more maintenance that can be costly to you. Newer homes are by no means maintenance free but may come with a warranty from the builder.

9. A Garage Is Not Likely. City living comes with many perks but many times, having a garage is not one of those perks. You will be hard pressed to find that perfect home with a garage while living in the city.

10. Condo Life. There are many choices available to you when it comes to owning a condo in Hoboken. Finding the right one for you can be easy with a little thought ahead of time of what you are looking for in your new home.

Don’t Be Left In The Dark About Your New Hoboken Home

An ad for a Hoboken estate sale catches your eye and you decide to take  a look at the home that is being offered. The home looks like a great deal, but are you aware of the disclosure process when it comes to buying a home from an estate or out of foreclosure?

What many people do not realize is that a property listed by a corporate or institutional seller in many states is exempt from having to make disclosures on the property available to buyers. In contrast, when you buy a home from a private “equity seller,” you must be told about the leaky roof or the bad septic tank. The bank who owns a distressed property does not have to let you know about these problems. What you don’t know can leave you in the dark about a lot of what you need to know about the biggest purchase of your life.

Unfortunately, when this happens, many times buyers are left fending for themselves when it comes to trying to retrieve information about the condition of the home they are considering. As a result of the rising number of foreclosures in the past few years, this is becoming more and more of a problem for many buyers.

It is very common among banks selling foreclosures to complete a disclosure form that will say something to the extent that they have no knowledge or any information about the property, and that you are advised to have it thoroughly inspected. A few states do require all sellers to disclose any information that they may have. However, it will be difficult to prove what information the seller really did have later if it does come down to it.

It is best if you are buying a home in this situation to avoid relying on disclosures and have the property you are considering buying intensively inspected.

Why It’s Always Better to use a REALTOR

With Spring right around the corner you may be interested in putting your home up for sale. Have you ever heard that Realtors are overpriced, or you can sell your house on your own and save the money? There are facts and figures stating that the above statements are truly a myth.

More than 80 percent of homes that first hit the market as a Sale By Owner (FSBO) eventually end up being sold by  a Realtor.  Think about the money that is wasted by trying to sell your home on your own. You need to consider the costs of advertising, signs, flyers, etc. If you do get lucky enough to sell your home without a realtor it is very likely that the buyer will come represented by a Realtor who will need to be compensated by you as the seller.

Don’t forget that buyers of FSBO properties will expect to receive a lower price for your home since you aren’t paying Realtor fees. There have been several studies stating that FSBO properties sell for 10 to 20 percent less than homes sold by a Realtor.

Also, keep in mind of the time you will spend trying to find a buyer for your home and get the deal closed.

Another Reason to Buy a Home in Hoboken

There is great news on the education front in Hoboken and another one of the many great reasons to purchase a home in Hoboken. The New Jersey School Report Card has announced that the per pupil spending rose in many Hudson County school districts last year. Hoboken led the pack with the county’s highest amount spent per pupil at $18,726 per student. The students in Jersey City were not as fortunate with the per pupil spending decreasing by more than $1,000 from the 2008-2009 school year.

The report also states the salaries of administrators and teachers. The highest-paid faculty members were in Hoboken, where the median was  $80,337. As a whole the report displays statistics that includes class sizes, the median salaries of teachers, and student performance on standardized tests.

Hoboken Condo Appraised for Less Than You Thought?

When counseling buyers and sellers on their Hoboken metro area real estate, I prepare them for what is becoming a somewhat common occurrence…..the low appraisal.  That’s a situation where an appraisers estimation of value for a particular property is lower than the accepted offering price.  For instance an offer is accepted for $550,000 but the appraisal estimation of value is only $515,000.  If the appraisal is too low, buyers may not be able to borrow enough to purchase the property.

First of all, I’m a real estate agent, not an appraiser however we deal with appraisals as part of the normal course of our business.  Some points to consider that I’ve encountered from over 10 years of buying and selling real estate personally, and professionally:

The appraisal is an opinion of value.  In general, the appraiser compares the features, location and condition of a home to similar properties to arrive at a dollar figure.

Real estate markets are hyper-local, meaning that small nuances of a market can affect value.  Appraisers that are not intimately familiar with the local market may not be aware of these.

Check the appraisal for mistakes.  Some mistakes I’ve found in dealing with low appraisals included:

  1. Appraiser failed to look at other comparable properties that sold higher.  I typically bring comparable property listings to the appraisals that I attend for my clients.  The appraiser may or may not   use these
  2. Incorrect addresses (big mistake!)
  3. Features added to comparable properties that did not exist such as  properties having a balcony when in fact they did not.
  4. Subject property having features omitted.  I was selling a condo that had two parking spaces but the appraisal gave value for only one
  5. Inaccurate gross living space
  6. Incorrect age of the buildings

Talk to your lender if you feel that you may have a legitimate case.  They may consider having another appraisal preformed or may take into account mistakes that may have been made.
